Seasoned investors can borrow up to 80% of the purchase price and qualify for the loan based on the current cash-flow (if leased) or potential cash-flow (if not leased) of the subject property, without any personal income information analyzed or used for qualification. Credit will be pulled and used to determine rate and the max loan amount.
We offer standard investment property loans though Fannie Mae and Freddie Mac, with standard qualification guidelines as well.

- Use of DSCR (debt service coverage ratio), property cash-flow used for loan qualification. Use current lease, if available, and appraisal with market rent survey to determine cash-flow.
- Must have verifiable assets for cash to close and reserves, all large deposits must be sourced (most recent 2 months statements).
- Closing in an LLC required for Florida.
- Lending to individuals, LLC, Corporations and Family Trusts.
- Available in most states.
